Need Lender to do these loans. Please lenders only that have aggressive financing

1) Can you do this loan?? I have a client that is purchasing a 60 unit distress apt building in Ohio for $189k. They want to "Go Green" on rehabbing the apt building and making all the units (2bd x 2b) all energy efficent . They need loan for purchase and construction.

2) Have another client in George that wants to purchase a property, valued at $1mill. plus but the sellers are getting a divorce and selling it for 700k. What is the max LTV can you get??
